Maya8.5 nCloth - nConstraints -Tearable surface
Traditionally, it is hard to do the tearing on cloth , but work with ncloth -nConstraints , it become easy now!!

Firstly , I create a blendshap for my character , he will transform himself to a Muscle guy

Create a Mesh cloth for him ,and to get a better result , make the cloth smooth and Triangulate .
In nCloth menu , ncloth > Create ncloth

To make it look like a Tshirt , adjust the attribute in nclothshape node .
Self Collide Wide size from 1 to 3
Friction from 0.1 to 0.3
Mass from 1 to 0.6
Stretch Resistance from 20 to 35
Bend angle Dropoff from 0 to 0.4
Change Scaling Relation from "Link" to "object Space"
Playback to see result .

Use Paint selection Tool - directly paint on the Cloth , to define the vertix for tearing

With the series of vertix were selected , In nCloth menu , nConstraints > Tearable Surface ; you can fin in Outliner , a dynamicConstraint was created .

Playback to see the result .The cloth will tear off when the monster body start bendshape and transform to a muscle body.

Adjust the Glue Strength in dynamic ConstraintShape
Glue Strength is Determines how resistant this dynamic constraint is to breaking. This value is relative to the overall scene or object scale.
A Glue Strength of 1 means that the constraint does not break. A Glue Strength of 0 means that the constraint breaks immediately, as though no constraint exists at all.
